Project Overview

Laundry On Keap was the complete buildout of a new 2,100-square-foot laundromat within a former yoga studio. The project began with the selective removal of the existing tenant improvements before transforming the space into a modern, high-efficiency self-service laundry facility. Construction included the installation of all new electrical, plumbing, and mechanical systems, commercial laundry equipment, interior framing, drywall, flooring, and architectural finishes.

Art of Construction partnered with the owner from the earliest planning stages to develop the facility layout and manage every phase of construction. Working closely with the client, we optimized the floor plan to maximize efficiency, improve customer flow, and create a comfortable, functional space while making the most of the building’s footprint.

The completed laundromat features 23 commercial washers and 15 stack dryers, providing a well-balanced mix of machine capacities to serve the surrounding neighborhood. Contemporary finishes, custom millwork, textured architectural wall panels, and durable, low-maintenance materials create a bright and welcoming environment that enhances the customer experience while supporting long-term operational performance.

The result is a thoughtfully designed laundromat that combines efficiency, durability, and modern aesthetics, delivering lasting value for both the owner and the community it serves.
