Project Overview

Laundry Loft was the complete buildout of a 1,680-square-foot boutique laundromat, transforming an empty retail space within a mixed-use building into a modern, design-forward self-service laundry facility. The project included the installation of all new electrical, plumbing, and mechanical systems, construction of reinforced concrete equipment pads with integrated structural supports for the commercial washers, installation of all laundry equipment, and completion of the interior framing, drywall, terrazzo flooring, custom millwork, architectural lighting, premium finishes, and exterior façade improvements.

Art of Construction partnered with the owner and Sparo Design Build from the earliest stages of the project to develop an efficient equipment layout while creating a customer experience unlike a traditional laundromat. From preconstruction planning and permitting through final inspections and project closeout, our team managed every phase of construction, ensuring exceptional craftsmanship, seamless coordination, and a finished facility that exceeded the owner’s vision.

The completed laundromat features 28 commercial washers and 18 stack dryers arranged within an efficient floor plan that maximizes productivity while maintaining a warm, welcoming atmosphere. Custom white oak folding stations with integrated charging outlets, fluted wood architectural wall panels, terrazzo flooring, designer lighting, comfortable lounge seating, modern payment systems, and thoughtfully curated finishes elevate the customer experience and redefine what a neighborhood laundromat can be.

Built for high-volume performance, simplified maintenance, and long-term durability, Laundry Loft demonstrates Art of Construction’s ability to deliver technically complex commercial laundry facilities that seamlessly combine operational efficiency with sophisticated architectural design. Challenges

Integrating substantial commercial laundry infrastructure into a compact 1,680-square-foot retail space while maintaining an efficient customer layout.

Coordinating utility work throughout the occupied mixed-use building. The project required accessing multiple utility rooms and routing new services through areas serving other tenants, making careful scheduling and communication essential to minimize disruptions.
Planning and executing building-wide utility changeovers, including temporary shutdowns of electrical, plumbing, and mechanical services. These transitions were carefully coordinated with building ownership and neighboring tenants to complete the work safely while minimizing impacts on daily operations.
